UPWARD Introduction Realizes Structured Automated Sales Data Aggregation and Analysis - A Case Study of Sansei Landic Co.

(headquartered in Chiyoda-ku, Tokyo; Takashi Matsuzaki, President; hereinafter "Sansei-landic") on the promotion of sales DX. In this article, we introduce the specifics of the case, from the deciding factors that led to the introduction of UPWARD to the concrete effects of the introduction, such as the reduction of incidental work and the improvement of on-site motivation.

Sansei-LANDIC operates nationwide, focusing on the "real estate revitalization business" in which it purchases real estate with complicated rights relationships, such as land with leasehold interest*1 and vacant land*2, and resells them after adjusting the rights. The main focus is on sales activities to real estate companies and tax accountants that have close relationships with landowners and owners, requiring a high level of negotiation skills and specialized knowledge. On the other hand, it is easy for the know-how to become a part of the organization, and it is important to grasp the activities in an organized manner.

Prior to the introduction of UPWARD, the system required a separate tabulation and analysis of the entered activity information, which was a major workload. In response to this issue, we decided to introduce UPWARD, which enables real-time tabulation and visualization of activity data.

*1: "Sokochi" refers to land where the land owner leases the land to a third party (tenant) and the third party builds and uses the land. Because of the complexity of the rights relationship and the difficulty of free use of the land, the asset value generally tends to be assessed at a low level.
2: "vacant" refers to a dilapidated building in which there is a tenant. It is difficult to utilize freely because there is a tenant, even though the building needs to be rebuilt.

Main effects of introducing UPWARD

Management efficiency is improved by automating the monthly tallying process
Data entered through the mobile app is automatically reflected in the dashboard, eliminating the need to manually tally the number of visits and negotiations on a monthly basis, which was previously done manually.
